An important planning application has been submitted to South Oxfordshire District Council (SODC) that will be of interest to all parishioners. The proposal, with the reference P25/S1653/FUL, concerns the redevelopment of the former Ariens factory site on Haseley Trading Estate into a new depot for waste collection and street cleansing vehicles.

As this is a significant local development, the Parish Council encourages all residents to review the plans and make their views known to the district's planners.

This is your opportunity to have your say, whether you support, object to, or have neutral comments about specific aspects of the proposal. The deadline for representations is Thursday, 10th July 2025.

How to View and Respond to the Application

South Oxfordshire District Council has an online planning portal where you can view all documents associated with the application and submit your comments directly.

  2. Submit Your Comments: To ensure your comments are officially registered, you must submit them through the council’s dedicated commenting form. Please note that for your comments to be considered, you must include your name and address. While your comments will be made public, the council will remove personal details like your signature, telephone number, and email address.

Making Your Comments Count: Material Planning Considerations

When you submit your comments, the council's planning officers can only take into account what are known as "material planning considerations." These are the specific planning-related issues that are relevant to the decision-making process.

To make your representation as effective as possible, you should focus your comments on these types of issues.

Examples of valid (material) planning considerations include:

  • Traffic and Highway Safety: The impact of additional vehicle movements on local roads, adequacy of parking, and road safety.
  • Noise and Disturbance: The potential for noise from vehicle operations, especially early in the morning or late at night.
  • Visual Impact: The design of the refurbished building, its scale, and its effect on the landscape and character of the area.
  • Environmental Impact: Effects on local wildlife, trees, air quality, and any proposed landscaping.
  • Local and National Planning Policies: How the proposal aligns (or conflicts) with the South Oxfordshire Local Plan 2035.
  • Overlooking or Loss of Privacy for nearby properties.

Issues the council CANNOT consider include:

  • Loss of property value.
  • Loss of a private view.
  • Boundary disputes between neighbours.
  • The applicant's motives or character.
  • Competition between businesses.
